The management is disrespectful and the buildings and grounds are in disrepair.
The lease is filled with so much fine print and 'gotcha' clauses that it's borderline criminal.
They may be super nice to you when you are about to sign the lease, but they are not listening to your needs; they just see you as a dollar sign.

I lived at The Avenues of Kennesaw from the end of January 2024 until December 2024. I was on a 13-month lease but decided to terminate early so I could move back to Athens, Georgia to finish my degree. Before making the move, I asked twice what the financial penalty would be. Both times, I was told that I’d be responsible for rent up to two months after my move-out date — meaning if I moved out on December 12, I’d owe rent through February 12.
Since I had already paid December’s rent in full... on the 1st, I was told I’d only owe all of January’s rent and a prorated amount for 12 days of February.
Following that guidance, I mailed the keys and a cashier’s check to cover the amount I was told I owed. I sent both in the same envelope. Then I was contacted by Luisa, who said they received the keys but not the check — even though they were sent together. I had to cancel the original check and send a new one.
Later, they completely changed their story and claimed that because I moved out mid-December, I was actually responsible for all of December, all of January, and all of February — essentially the same total I would’ve owed had I just stayed until the end of my lease in late February. This directly contradicted the explanation I had been given multiple times.
Despite doing everything I could to follow the instructions I was given, they sent the disputed balance to collections, creating an unnecessary financial issue that I’m still trying to resolve.
My experience with The Avenues of Kennesaw was incredibly frustrating. If you choose to live here, get every single thing in writing, especially when it comes to lease terms and payment responsibilities. The lack of consistent communication and accountability makes it hard for me to recommend this complex to anyone.

Most of the front office staff is rude leaving only one person there that is kind. No one ever really does anything to fix the problem though. Maintenance don’t actually maintain a Thing. They only pseudo fix things, but never actually address the real problem. I’ve had to live with roaches and rodents in my apartment on several occasions. In order for pest control to come one has to call every Monday and they never treat the whole building. But they never answer the phone ! Limit pool to one... side of the building … The place is truly horrible. The apartment they show you looks nothing like the apartment that you actually rent, my apartment has no drawer in the kitchen if you find some thing within the same price range, go with that not this place

I have never had so many issues at/with an apartment complex before. From the start, it was bad. My roommate and I toured the apartment, there were lightbulbs out, broken drawers and fixtures, sticky stuff all over the floors, and many other things that they promised they would fix before move in. Well, we moved in, nothing was fixed. That was fine, I can handle a few mishaps. Two weeks after being in the apartment (in July) the A/C unit was broken, leaving our apartment at 86 degrees in the... heat of the summer. It took them over a month for them to fix it. Our water pressure was off, barely trickling cold out of the shower. We submitted a request to get it fixed, never heard back. We submitted another, finally got someone out, and they left without resolving anything. My roommates bathroom mirror was poorly installed and fell off the wall, it took over 2 months for them to follow up on our multiple requests to replace it, and we moved out before it was ever fully fixed. Our sink broke, it wouldn't stop running. We submitted a request, followed up with a call, got no response. We kept calling, eventually, a WEEK later, we got a response and they told us it wasn't an emergency so they were waiting until after the weekend to send someone out. We wasted and were charged for 100+ gallons of water, which I asked to be reimbursed, was told by the office that it would be, but never was.
Reaching the front office and communicating with the staff was always a problem. It would take multiple calls with multiple people for any issue I faced, and was always told I'd get a call from the manager, I never did. We had multiple issues with our rent getting charged, no one was ever able to help us, despite it being a recurring problem every month. Everyone I talked to either had no idea what they were talking about, and all gave me a different answer that was never a solution.
If you're willing to put up with this unprofessionalism, go for it! But my roommate and I were very much ready to stop dealing with the Avenues months before our move out date. Every interaction was difficult, confusing, and left us extremely unsatisfied and frustrated.
